Where to Stay in Wisconsin Dells: Areas, Resorts and Rentals

Sandstone cliffs along the Wisconsin River in the Lower Dells

Where you stay in the Dells shapes the whole trip. Stay on the Parkway and the waterparks are minutes away, but so is the traffic. Stay downtown and you can walk to dinner. Stay out in the woods and you trade a short drive for quiet nights by a fire. With more than 10,000 lodging rooms in the area, the most of any Wisconsin destination, you've got options.

Full disclosure: I host two vacation homes here, so I have a point of view. I'll be straight about when a resort makes more sense.

The areas, quickly

Waterpark resort or vacation home?

This is the real decision for most families.

Waterpark resort Vacation home
Waterpark access Included for your whole stay Day passes where they're sold, limited on weekends
Space Hotel rooms or suites; big groups need several Bedrooms, living rooms and a full kitchen for everyone
Meals Resort restaurants, or eat out Cook breakfast, pack lunches, grill dinner
Evenings Busy hallways and arcades A fire pit, a game room, quiet
Best when The waterpark is the whole trip The trip is a mix of parks, tours, hikes and downtime

A few things to know if you want a resort:

  • Kalahari, Wilderness and Great Wolf include waterpark access with your stay. Kalahari and Great Wolf also sell limited day passes to everyone else.
  • Chula Vista doesn't sell day passes at all. Its waterpark is for resort guests only, and passes come with direct bookings, so check before booking a Chula Vista condo through another site.
  • Wilderness has 8 waterparks (4 indoor, 4 outdoor) and includes them all with any stay, including its condos and cabins.
Mt. Olympus Water and Theme Park on the Parkway
The Parkway, where most of the big parks and resorts are.

If you go the vacation home route, you can still have a waterpark day: buy a day pass online ahead of time for Kalahari or Great Wolf, or go to Noah's Ark or Land of Natura in summer.

Our homes

I built my two homes for the second kind of trip: close enough to everything, quiet enough to actually rest.

Both take dogs, and booking direct here saves around 15% compared with Airbnb and VRBO. For groups up to 18, you can book both.

When to book

  • Summer (June to August) is peak season. Everything is open and the best homes and resort rooms book months ahead, especially weekends and the Fourth of July.
  • Fall (September to October) is the quietest time. Good rates, nice weather for hiking, and the boat tours run through October.
  • Winter (November to March) is busy at the indoor waterpark resorts on weekends, holidays and spring break, and much calmer midweek. See the Dells in winter.
  • Spring (April to May) is calm and cheaper, a good time for the indoor parks and the first boat tours of the year.

Tips for booking

  • Check the minimum stay and the full price, including cleaning fees, pet fees and taxes, before you compare.
  • Count beds, not just guests. A home that "sleeps 12" may use sofa beds and rollaways; look at the bed list.
  • Check parking. Some homes, including one of mine, have strict driveway-only limits set by the city.
  • Read the house rules on quiet hours, events and the minimum age to book.
  • Ask the host. A good host will tell you honestly if their place fits your group.

FAQ

What is the best area to stay in Wisconsin Dells?

It depends on your trip. Stay on the Parkway or at a waterpark resort if the trip is all about waterparks, downtown if you want to walk to restaurants, and in a vacation home in a quieter area if you're a family or group that wants space.

Is it better to stay at a waterpark resort or a rental home?

A resort is easiest when the waterpark is the whole trip, since access is included. A vacation home gives a family or group more space, a kitchen and quiet evenings, and you can still buy a waterpark day pass.

Do you need a car in Wisconsin Dells?

Yes, unless you stay downtown and only plan to walk Broadway. Attractions, waterparks and state parks are spread out and there's no real public transit.

When is the cheapest time to visit Wisconsin Dells?

Fall and midweek in winter and spring usually have the best rates. Summer weekends, holidays and spring break are the most expensive.
